I've been a licensed Realtor since 1983. This means I am pretty
good at what I do. Rather then me telling you how great I am, I would rather
tell you what I can do for you.
Seller: Most Realtors will tell you they can sell your home for
top dollar. This is true if your home is in turnkey condition, updated, and has
a great location. If not, it's probably not going to sell for the top $$. It's
going to depend on the home's actual condition and location. I do a 2-step
market analysis. The 1st time I come out, I walk through your
home, look at all the rooms, take some cell phone pictures, so I won't forget
what I saw. Once I walked through and also looked at the front and backyard, I
will set up another appointment to come back and go over the active and sold
comps in your neighborhood, compare them to your home. Then I will give you a
suggested list price and sale price of your home's current condition. I will
also include a net sheet that contains all the cost of selling and how much you
will net on the sale. I will also give you suggestions on what to do to improve
the value, what you can do to stage the home. I can you approximate cost of
what updates will cost you and at that point we can see if it's worth doing the
updates and repairs or if it makes sense to sell in it's current condition. I
will always let you know what I think is the best thing to do and then it is up
to you decide.
